Services

Prism Surveys, Inc. provides professional and quality land surveying services to Title Companies, the Real Estate Industry, Architects, and private Property Owners throughout Ohio and specializees in the following areas of expertise.

  • Mortgage Location Surveys (MLS)

A Mortgage Location Survey (MLS) is intended to assist Lenders and Title Companies in locating any potential problems in the deed. The MLS provides proof that any buildings and/or improvements are located on the land covered in the legal description. The MLS is not a Boundary Survey and cannot be used to construct fences, build a house or garage, or settle disputes with a neighbor. In addition, an MLS will not stand up as an accurate representation of property lines in a court of law.
  • Boundary Surveys

A Boundary Survey is used to locate the corners and boundary lines of a parcel of land. Boundary Surveys involve record and field research, measurements and the establishments of boundary and easement lines.
  • Topographic Surveys

A Topographic Survey details both man-made and natural features such as building, fences, elevations, contours of the land, trees and streams. Topographic Surveys are typically used by engineers and architects and are often required by various government agencies.
  • Total Station Mapping

Collection of shots (points) using an electronic distance measurer (EDM). These points are then taken back to the office where they are used to accurately draw a representation of the land.
  • Construction Staking

Staking of points on a particular piece of property for the construction of buildings, roads, or other improvements.
  • Global Positioning System (GPS)

Obtaining extremely high accuracies in real time using frequencies received from satellites.  One major advantage of GPS is there is no longer a requirement to have line of sight between measured points.
